Mounsey Chartered Surveyors has successfully completed the letting of a prominent roadside premises on Elder Road, Cobridge, Stoke-on-Trent, acting on behalf of Ace Padel Ltd. The property was formerly occupied by kitchen retailer Magnet and extends to 11,043 sq ft. Launching on Saturday 29th November, it’s now the first indoor padel centre in Stoke-on-Trent – with more sites lined up for the near future.

Our Senior Surveyor, Becky Thomas, advised Ace Padel throughout the acquisition, negotiating a new 10-year lease that aligned with the tenant’s operational and investment goals. The agreement was secured following detailed discussions around essential landlord works, ensuring the building was fit for purpose and futureproofed for leisure use.

As part of the deal, Mounsey Chartered Surveyors negotiated a programme of landlord improvements, including the installation of a new profile clad roof with rooflights. These works benefit from a 20-year warranty, offering significant long-term value and reducing ongoing maintenance risk for the tenant.

The letting was agreed subject to planning consent for change of use, enabling the building to transition from retail to a leisure facility that will introduce a rapidly growing sport to the area.
