Mortgage valuation
These reports are instructed by banks and financial institutions to advise them in the secured lending of money against a property. The report provides a concise summary of the characteristics of a property, any potential defects or areas of disrepair that may require further investigation, and a reasoned opinion of its value.
Private valuation
Often commissioned by a purchaser who does not require a mortgage, a residential valuation report is similar to a mortgage valuation. But, whilst the report comments on the general condition of a property, a buyer primarily uses the report as validation that purchase price is representative of market value. This type of valuation is also used for inheritance tax purposes, assessing capital gains tax liability and matrimonial matters.
Residential survey (RICS homebuyer survey)
This type of residential survey involves a more detailed inspection with a particular focus on condition and repair. The report includes a traffic light system to rank the condition of individual aspects alongside commentary on the following features:
- A list of problems that the surveyor believes may affect the value of the property
- Advice on repairs and maintenance that may be required
- Issues that need to be investigated by a specialist third party
- Conveyancing legal issues
- Opinion of Market Value
- A reinstatement cost assessment for insurance purposes
