Independent property consultancy, , has assisted Highfields Properties with the letting of four commercial units in the Staffordshire Moorlands.
The local developer investors were considering the purchase of the 8,677 sq. ft unit on Station Street, Leek, but the building was in a severely dilapidated state. As a building formerly occupied by an engineering company, it had quirky features like a cellar and lean-to extensions, and it was in a general poor state of repair after being vacant for a period of time.
Highfields Properties approached the property consultancy for advice about the potential of the building and how it could be transformed into a profitable asset. Richard Mounsey, Director at Mounsey Chartered Surveyors, advised the client to divide the building into smaller units, improve the parking facilities and invest in a new roof. Knowing the scope of its potential, the client purchased the property and put the refurbishment into action to transform the asset into market-facing units.
The four finished units were put to the commercial rental market by Mounsey Chartered Surveyors, where the team tested the waters on social media for an initial soft launch. Three of the units were snapped up almost instantly by local businesses, including luxury fashion brand British Boxers. And with a bit of extra marketing, including a brochure and website listing, the fourth unit was let to a local personal trainer.
