Buying a property can be exciting, but it also represents a substantial long term investment. Do you require a valuation or survey report before making this commitment?

Acting on behalf of lenders, valuation panels, private individuals and housing associations, Mounsey Surveyors prepare mortgage valuations, valuation reports and RICS Homebuyer Surveys to assist clients when purchasing residential properties including houses, flats and bungalows.

As an RICS Regulated Firm, we are well equipped to cater for the requirements of our clients and recognise the importance of providing a professional, detailed and efficient standard of service. With a regional coverage across Staffordshire, South Cheshire and the surrounding areas, we offer the following types of report:

Mortgage Valuation

As the name suggests, these types of valuation report are instructed directly by banks and financial institutions to advise them in the secured lending of money against a property. The report provides a concise summary into the characteristics of a property, any potential defects or areas of disrepair that may require further investigation and a reasoned opinion of value.

Private Valuation

A private valuation report is similar to a mortgage valuation but is often commissioned by a purchaser who does not require a mortgage. Whilst the report comments on the general condition of a property, it is principally used by a buyer as reassurance that the purchase price is representative of Market Value. This type of valuation is also used for inheritance tax purposes, assessing capital gains tax liability and matrimonial matters.

RICS Homebuyer Survey

This type of survey involves a more detailed inspection of a property with a particular focus on condition and repair. The report relies on a traffic light system to rank the condition of individual aspects of a property and includes commentary on the following features:

  • A list of problems that the surveyor believes may affect the value of the property
  • Advice on repairs and maintenance that may be required
  • Issues that may need to be investigated by a specialist third party
  • Legal issues that should be considered during conveyancing
  • Opinion of Market Value
  • A reinstatement cost assessment for insurance purposes

Mounsey Surveyors are also appointed to act on behalf of local housing associations in providing valuation reports for the disposal of redundant properties, right to buy applications, shared equity ownerships and residential development sites. We provide confidential, efficient advice according to the specific reporting requirements of our clients having developed an intimate knowledge of their property portfolios.
